Thank you for your interest in showing and selling our properties! We strive to make selling our properties easier by providing you with the knowledge, documents and support to help you submit complete offers. The majority of banks and asset management companies will reject incomplete offers and it is disappointing as it requires more work for all involved. We've created this page to change that!

In today's digital age, it is now mandatory for all documents to be scanned and submitted to banks and asset managers as one PDF file. Please keep this in mind when submitting offer documents to us. Also, please use fillable PDF forms and/or type the required data into all forms. Not only is it more professional looking, it is much easier for others to read. All of the mandatory documents below are fillable PDF forms. You can save them (right click, save target as) to your computer to complete and print out at your leisure. If you have the means to scan as a PDF and e-mail, please do so! If you do not have a scanner, please submit your complete hard copy offer in person so that we can scan it for you. We'll be happy to e-mail you a PDF of all documents for your records! Faxing documents multiple times degrades the quality and makes it difficult to read. Faxing should be chosen as your last resort! We have to submit a complete offer package with all documents to banks, so PLEASE have all of your documents together as one PDF file in order to expedite your offer. Any offers submitted with missing documents are considered to be incomplete and may be rejected.

Please note that some banks may require that your buyer submit a separate loan application with them in addition to the buyers choice of lender or mortgage broker if your offer is mortgage based. This is to reduce the likelihood of the borrower not being able to close and allows the owner/bank to pick up the loan package and possibly fund it if the original lender cannot. Sometimes they may even offer a better interest rate! This policy has been enacted by an increasing number of banks, due to the high number of borrowers who cannot close. From the banks perspective they have a property that is taken off the market and may suffer from further market decline or miss out on a stronger buyer while waiting for a borrower to close. They are not trying to take a buyer away from their choice of lender but are simply requiring this as added insurance that they can in fact close.

You'll find an Offer Checklist as well as a Foreclosure Disclosure linked below. Please read and complete all information as you'll need to include both with your offer. We have even provided a standard Baldwin County Association of Realtors Purchase Agreement, Estimated Cost of Closing Worksheet and RECAD forms just in case you don't have them on hand. Everything you need, you'll find right here!

Finally, take a moment to review the examples of Prequalification, Preapproval and Proof of Funds letters. If you'll follow the "good/acceptable" examples, you'll find that the process is much easier and your offer is less likely to be rejected. Banks and Asset Management companies will reject a Prequalification letter so please don't waste time submitting one! If you have questions, just let us know as we'll be happy to assist!
